PRE-MARKETING

  • Thorough Comparative Market Analysis is completed to assess accurate market pricing.

  • Obtain plat maps, tax information, preliminary title report, and deed from Title Company.

  • Determine any easements or homeowner’s association information, i.e. contact information, dues, etc.

DOCUSIGN and OPEN HOUSES

WINDERMERE'S LUXURY PROGRAM

The Windermere program is available to homes that meet certain criteria. If your home becomes part of this program, your home will be marketed to agents who work with high-end buyers. Networking meetings with these agents are held quarterly and these homes are showcased and discussed at these meetings. The Luxury Portfolio logo and Luxury Portfolio sign are available for use when marketing these homes.

STAGING and SHOWING

  • Our team offers the highest caliber of professional stagers to have your home staged and ready for photos and showings if necessary.

  • We provide light staging at no cost for photos to help showcase your home in the best light possible

  • Signs and Brochures

  • An “Eco Flyer” will be installed on the sign, this is a hard plastic weatherproof flyer. Interested buyers, who use the QR code, can be.

  • Flyers will be distributed to local agents who may have prospective buyers.

  • Additional flyers will be provided for showing the inside of your home as well as a flyer box attached to your sign for convenience.

  • A For Sale sign will be installed within 5 days of signed listing (depending on availability of sign company.)

ACCESS

  • A secure lock box will be provided to insure access to agents showing the home. Agents will be required to schedule a showing prior to arrival

  • Lock box will generate a 1 time use code specific for each showing and agent access log for reference to request feedback

DAILY and MONTHLY ACTIVITIES

  • I request feedback from every agent showing your home, which is very helpful early on to get a sense of pricing and marketing effectiveness. I also receive an email every time and agent shows your home, which I call that same day for feedback

  • Listing feedback reports are sent out every Thursday or Friday with web traffic information, an agent feedback spreadsheet, and any market reports.

  • Windermere networking meeting is held every Tuesday. At the meeting I am able to promote my listings to local agents with years of experience who can give feedback on pricing and on marketing strategies.

  • Monthly reports include new market analysis with active com parables, feedback with what has gone pending in your market area, data with homes have sold and for what price.
